The pooling water one deserves emphasis. Tank failures are rarely graceful. They tend to open up and dump 40 to 50 gallons onto the floor at once, which is why a water heater in a finished basement or an upstairs closet is a flooding risk, not just an appliance. If yours is in a location where a failure would be expensive, replace it proactively rather than reactively.

Lower upfront cost, simpler installation, straightforward replacement, and they handle simultaneous demand well because the hot water is already sitting there. The trade-off is standby loss: you pay to keep 50 gallons hot around the clock whether you use it or not. Expect 10 to 15 years.
Higher upfront cost and a more involved installation — gas models often need a larger gas line and different venting. In exchange you get no standby loss, essentially unlimited hot water, a much smaller footprint, and a 20-plus year lifespan. The honest caveat on tankless: it is not maintenance-free. In hard water, the heat exchanger needs annual descaling. Skip that and you will lose the efficiency and the lifespan you paid for.

The most common mistake we correct is a tank sized for the house as it was, not the house as it is. Add a bathroom, add a soaking tub, add two teenagers, and a 40-gallon tank that was adequate for a decade suddenly is not. Running out of hot water is frequently a sizing problem being misread as a failure problem — and replacing an adequate heater with an identical adequate heater does not fix it.

Draining several gallons from the drain valve pulls sediment out before it compacts. On a unit that has gone a decade without a flush, be aware: sometimes disturbing a heavy sediment bed reveals corrosion the sediment was effectively plugging. The temperature and pressure relief valve is the safety device that prevents your water heater from becoming a hazard. It should be tested and should not be leaking.

The practical rule: if a single repair exceeds roughly half the cost of a new unit and the heater is in the last third of its expected life, replace it. A leaking tank is always a replacement — the steel cannot be repaired. A failed thermostat or element on a six-year-old unit is worth fixing.

120°F is the standard recommendation. It reduces scald risk, cuts energy use compared to a 140°F setting, and slows mineral buildup inside the tank.
